Robins: a small city where one call to city hall does the job

With a short list of offices, the first step is easy. The rest is knowing what to ask.

A short chain of contacts

Robins City Hall is at 265 South Second Street, Robins, IA 52328, and the main phone is (319) 393-0588. Directories list it as the building and zoning contact. The hours differ between sources, one showing most days from 8 am to 4 pm and shorter days on some weekdays, so call before you drive over (NE211 directory listings, read 2 November 2026). The city website is cityofrobins.org and a permit directory points to a building permit page there, which is worth looking at first.

What small town offices expect

A small city may have a part time building official, a county or contract inspector, or an arrangement with a neighbouring city. That is not a problem, but it affects scheduling. Ask who inspects, how many days notice they want, and what stage of the work they need to see before it is covered.

Rural lots and drainage

Houses on larger lots or near drainage ditches often have different water problems than a city lot. Water may come from a low spot in the yard rather than from a neighbour's roof. A grading fix, a swale or an extended downspout sometimes solves a basement problem that looked like a wall problem. Ask every visitor whether they walked the yard.

Wells and septic

If the house has its own well or septic field, tell anyone doing excavation. Digging next to a foundation can cut a water line or a field line, and some wall repair methods dig deep along the wall. Mark where lines run before work starts.

A short list of things to do

1. Call city hall and ask who handles structural permits.
2. Take dated photos of the problem.
3. Walk the yard after a rain and note where water stands.
4. Ask the company how it will protect your well, septic and lines.

For the work itself read wall cracks and wet basements. The permits page compares all six offices, including Hiawatha.
