Fairfax: west of Cedar Rapids, with its own city hall
Close to the big city, but permits and questions go to Fairfax.
Who to ask
Fairfax City Hall is at 300 80th Street Court, Fairfax, IA 52228, mailing address PO Box 337, with the main phone at (319) 846-2204 (NE211 and Iowa League of Cities listings, read 2 November 2026). Hours are listed as 7:30 am to 4 pm on weekdays in one directory. We found no separate building department. The practical step is to call city hall and ask who reviews structural work, and whether Linn County or a contract inspector is involved.
Why commuter towns have mixed housing
Places near an interstate and a big city often have housing from several eras, from older farm houses to subdivisions built in recent decades. Their foundations differ. An older house may have a rubble or block wall, while a recent one has a poured wall and a sump. Ask what year your house was built and what your basement is made of before you read about any repair method.
What to track over time
The best evidence for any inspector is a record. Photograph each crack with a ruler, note the date, and look again after a hard rain and after the first thaw in spring. A record showing no movement across a year is a good reason not to spend money. A record showing a crack that has grown tells the inspector exactly where to look.
Water on the way in
Check gutters, downspouts and the soil slope first. Look at window wells, which collect water and are often forgotten. If the basement has a sump, test the pump and look at the discharge line. Many wet basements trace to these things, which cost little compared with structural work. For the full check see wet basements and sinking floors.
Before you agree to work
- Ask for the cause in writing, not only the fix.
- Ask whether a permit is needed and who applies.
- Ask the company for its Iowa contractor registration number.
- Compare at least two written estimates against the published price figures.
The neighbouring offices are Cedar Rapids and Robins, both on the permit table.
