Marion: old town streets and a fast growing edge
A city that added many new houses in a decade has more than one kind of foundation problem.
A city that grew quickly
City of Marion documents put the population at about 40,359 on 1 July 2019, up 14.43 percent from 2010 (City of Marion published document, read 2 November 2026). Fast growth means a lot of houses built in the last twenty years sitting next to houses that predate them by a century. Each group tends to have a different story under the floor.
Newer streets
New subdivisions are cut and filled before houses go up. Where fill was not compacted well or where drainage was never graded to carry water off, owners see settling at a corner, a crack near a window well or a floor that has dipped near a plumbing line. A house less than ten years old is not exempt from foundation trouble, and a builder's warranty, if one exists, may still apply, so check your paperwork first.
Older houses near uptown
Houses near the old centre have stone or block foundations, narrow basements and little room around them for digging. A repair that needs an excavator on the outside is hard on a tight lot, and that can change both the method and the price.
Permits in Marion
The Community Development Department handles building permits from City Hall, 1225 6th Avenue, Suite 210, Marion, IA 52302. The permit line is (319) 743-6320, and the building official can be reached at (319) 743-6330. The city's permit page says online permit service ended in November 2024 and that permits go through email or in person, and since that notice is two years old, call to confirm the current process. Sewer connections and erosion control are Public Works permits, a separate Public Works office.
Questions to bring to the office
- Does wall bracing or an anchor system need a permit and drawings?
- Is a letter from an engineer needed?
- If a sewer line is involved, does Public Works have to approve?
